Flat roofs are relatively inexpensive (per square foot) for materials and installation AND they allow for easier access. Flat roofs also have the advantage of hosting HVAC and other devices needed for commercial buildings, however they aren't without their drawbacks.  

Flat roofing system never drain as well as sloped roofs. Standing water, along with UV rays and lack of maintenance, break down the materials. This means shorter life spans for most flat roofs (10-15 years) ultimately leading to leaks, especially along the seams. Sealing the top coat and under-layer is important to a flat roof’s integrity, and it should go  through regular leak testing to make sure minor issues don’t turn into  major problems.
